MEET JOSH

I’ve worked full time in Bay Area real estate since 2010, helping buyers and sellers navigate one of the most competitive and complex housing markets in the country. I represent clients across a wide range of homes and price points, from Single-Family to Multi-Family properties. After more than two decades in real estate as an investor and an agent, I’ve learned that ownership here requires strategic planning and creativity. This perspective fueled the launch of CREATIVE REAL ESTATE OWNERSHIP, my mission with accompanying YouTube channel, dedicated to navigating the unique challenges of this market through innovative ownership strategies. I was born and raised in Berkeley and now live in North Berkeley with my wife and two sons. The Bay Area is an extraordinary place to live, and I’m passionate about helping people build sustainable roots here.

I’ve closed over $149M in sales across 137 transactions, with my work evenly split between Single-Family and Multi-Family properties, by design. Fluency in both asset classes allows me to guide buyers and sellers toward the right decision for their current stage of life. Maybe instead of a buying a condo, a first-time homebuyer would be better served in a duplex. Maybe for someone living in a fourplex, it’s time to rent out their unit and find a Single-Family home. I work hard to help my clients make informed decisions with a long-term strategic goal in mind. I own both property types and I love sharing the lessons about each that I have learned along the way.

I launched CREATIVE REAL ESTATE OWNERSHIP to help people buy, hold and sell real estate in the Bay Area, one of the most expensive housing markets in the country. Demand for sustainable housing here remains high, yet traditional paths to homeownership are often out of reach for too many. I focus on identifying creative, strategic approaches to thrive within this market--options that many buyers and sellers may not realize exist. It is about broadening the discussion to include the full spectrum of achievable options, such as:

Maximizing value for clients purchasing or selling single-family properties.
Providing comprehensive financial analysis and valuation support for buyers and sellers of multi-family properties (2+ units).
Exploring co-ownership structures for those who want to pool resources with friends or family.
